Kuwait City has been ranked the second most expensive Arab city for residential apartment purchases in 2026, according to the latest Numbeo report. The average price per square meter in the city center is KD 1,633, reflecting a 10.9% decrease from 2025, while outside the center prices average KD 816.7 per square meter.
Rental costs remain significant, with a one-bedroom apartment in the city center averaging KD 258.33 per month. Analysts attribute the city’s high ranking to limited housing supply in central areas, sustained demand from middle and upper-income residents, and high land costs. Dubai topped the list with city center prices reaching $7,172 per square meter.
