EXPATRIATES RELOCATING TO LOW-RENT AREAS

Abu Dhabi: Expatriates are shifting to lower rented accommodation as the rent of existing residents is not reduced. The reason for the change is that while building owners are offering lower rates to newcomers, existing residents are not being considered.


Many say the difference is at least 5000–10,000 dirhams. You can also save on hydropower bill, deposit and VAT when moving from flat to villa. There are also a lot of people who move from the new building to the old building and save on rent. In Abu Dhabi, Shahama, Musaffah, Baniyas, Mohammed bin Zayed City, Khalifa City and Al Watba have been relocated to cheaper locations.

The longer the distance, the lower the rent. But only those with vehicle facilities change. Non-residents reduce the cost of living with 2 families in one flat. 

In Abu Dhabi, rents have fallen by 10–15%, but many landlords have not. In the UAE, with the easing of covid controls and the influx of foreigners, rents have risen.
