Saudi Arabia's 'Ijaar' Platform Blocks Rent Hikes During Active Lease Contracts

Saudi Arabia's official building rental platform, 'Ijaar,' has issued a crucial clarification that prohibits landlords from increasing rent during the term of an active lease contract. This announcement provides significant relief to tenants, particularly expatriates, who have faced demands for mid-contract rent hikes.

The platform explicitly stated that the rental value is fixed until the contract's expiration and can only be revised upon mutual agreement when a new contract is signed for a renewal. This policy is part of broader regulatory efforts, including a recent five-year rent freeze in Riyadh, aimed at ensuring transparency and fairness in the housing sector.

Ijaar also outlined the conditions under which a landlord can refuse to renew a lease. Valid reasons include the tenant's failure to pay rent, major structural issues with the building, or if the owner intends to use the property for themselves or a first-degree relative.
